Taking the supply grilles off and running a vacuum up into the ducts is mainly a cosmetic service. The source of odors and respiratory irritants is typically dirt and mold buildup on the indoor cooling coil. The indoor coil is a radiator with cold fluid on the inside to cool and dehumidify the air inside your home. As a result, it is covered in condensation when your air conditioner is running. This allows dust and lint to cling to the small spaces between the fins of the coil.
The combination of dirt, water (condensate), and a warm, dark space (your attic) results in mold and algae formation inside the coil.
The presence of mold and algae create odors, aggravate your allergies, and reduce your air conditioner's ability to circulate air. It is recommended to have the coil washed every few years to keep the air conditioner cooling well and to keep odors and allergens at bay.

- We mask off the supply air grilles to prevent debris from entering the home from the attic,
- Check the air filter(s),
- Inspect and vacuum the return air duct (chase),
- Open the furnace and clean the blower compartment,
- Open the evaporator cabinet and sanitize the coil and drain pan,
- Open the transition and supply plenum, and vacuum the interior of the plenum and attached air ducts,
- Deodorize the plenum and air ducts,
- Reseal the plenum,
- Run the blower to perform air leak test,
- Replace air filters as needed,
- Remove masks from the supply grilles and wipe them clean.
